NAI Hallmark Partners announced today the sale of the Spectrum Buildings in Jacksonville Florida on behalf of Aegon USA Realty Advisors, LLC. Spectrum is a 101,193 square foot multi-tenant office/showroom facility located in the Baymeadows submarket on Jacksonville’s Southside. The sale price for the property was $4.25 million and was sold to a group of private investors. NAI Hallmark Partners’ Keith Goldfaden, Patrick Thornton and Daniel Burkhardt facilitated the transaction.
The Property is located at the intersection of US 1 and Baymeadows Road, less than a mile from Interstate 95. The Spectrum Buildings were over 85% occupied at closing and benefit from over 900 feet of frontage on US 1 and traffic counts averaging more than 75,000 vehicles per day. NAI Hallmark Partners has served as leasing agent and property manager of the asset since 2009 and will continue to provide these services for the new owner.
