On March 10, leading professionals from Jacksonville’s commercial real estate industry gathered for NAIOP Northeast Florida’s Annual Awards & Celebration at the Garden Club of Jacksonville. This event, which attracted over 200 attendees, recognized the most outstanding commercial real estate performances and projects from 2015. A special congratulations to Sam Mousa, Chief Administrative Officer with the City of Jacksonville, who was recognized with the Jessie B. Smith Award.

Mixed-Use Project of the Year – 220 Riverside

The 220 Riverside is the vision of Alex Coley, principal and co-founder of NAI Hallmark Partners, over a decade in the making. He spent much of this time researching other cities’ iconic places, specifically Bryant Park in New York City and Pioneer Courthouse Square in Portland. Almost every major city has such a location, now it’s Jacksonville’s turn.

The excitement surrounding 220 Riverside is being driven by the mixed-use development’s creative concept and its integration with Unity Plaza, the first barrier-free, openly accessible urban park and amphitheater in the history of our community. Additionally, 220 Riverside serves as an important point of connection as the revitalization of the Brooklyn neighborhood expands the housing and entertainment venues of Riverside and Avondale into the Downtown submarket. With the completion of this project, and the developments it has spurred, we will see an invigorating and vital living Downtown.

Mixed-Use Project is awarded for the design and amenities of a pedestrian oriented development with elements of live/work/play, maximized space usage and mitigates traffic and sprawl.

Land Sale of the Year – Brooks Rehabilitation

NAI Hallmark Partners represented Brooks Rehabilitation in the purchase of 58 acres of vacant land located in Clay County at the northwest corner of Old Jennings Road and the First Coast Expressway, north of St. Vincent’s Medical Center Clay County.

While Brooks Rehabilitation does not have immediate plans for the property, the $5.1 million purchase is an investment in the long-term expansion of the health system and positions them for future growth in Clay County, a growing submarket of Jacksonville, FL that they have served for many years.

“Purchasing the land now, in anticipation of future needs, positions Brooks to better serve this area in the future,” said Christian Harden, Senior Vice President of NAI Hallmark Partners. Harden oversaw the transaction along with NAI Hallmark Partners Principal Jeff Conn.

Land Sale of the Year is awarded based on the size of the transaction, total consideration as well as the impact on the environment, challenges faced and overcome, level and quality of job creation and the impact the project made on the community.
