Keith Goldfaden, Daniel Burkhardt and Luke Feldman of NAI Hallmark announced today that they represented the seller in the sale/leaseback of the new Dream Finders Homes Headquarters building.  The Property, located in the fast-growing area of southern Duval county, is a new three-story office building containing 45,000 square feet.  Capital Square, a national real estate and investment company, acquired the property for $13,750,000 ($306/SF).

Keith Goldfaden, a Principal with NAI Hallmark said, “There was very strong investor demand for this property which enabled us to achieve near record pricing for an office building in Jacksonville.  Our sales process was benefitted by a new beautiful building in a great location backed by Dream Finders Homes, with strong fundamentals and outstanding long term growth projections.”

Patrick Zalupski, CEO of Dream Finders Homes added, “We engaged NAI Hallmark to execute a sale/leaseback for our new headquarters as they clearly understood our company, our building and our objectives.  We are able to utilize the proceeds from the sale in our core homebuilding operation that generates significantly higher returns on equity than the ownership of an office building. In addition, by signing a long term lease we are demonstrating our commitment to maintaining our corporate headquarters in Jacksonville for many years to come.”
